A mandate is the authorization from the owner or legal representative allowing an agent or brokerage to market a property.

For NLS Verified Listings, the platform requires evidence that the submitting agent has direct or exclusive authority to market the property.

Types of mandate:

  • Verbal permission — not sufficient for NLS Verified
  • Open mandate — limited confidence; allowed for general listings but flagged as lower-trust
  • Direct written mandate — acceptable for NLS Verified
  • Exclusive written mandate — preferred
  • Developer authorization — acceptable when properly documented
